Sprinkler Considerations For an Open Plan Loft Conversion
We all want to ensure that we are making the most of our space. When it comes to what to do with your loft, many decide to convert it into a liveable room. But, why should you consider sprinklers for an open plan loft conversion? Find out more details here.
Fire Regulations
Any new loft conversion must have a prepared escape route. Before starting construction, it’s crucial to weigh all hazards as, in the event that a fire does start, there’s a danger that someone could become trapped by the flames. Anyone should be able to leave or find an alternative by relying on the staircase, floors, and walls to provide at least 30 minutes of fire resistance.
Another choice that needs to be taken into account is an escape window. Every loft that may be occupied should include a window, both for safety concerns and to make the space habitable. These need to be non-locking fasteners and at least 450mm wide. Find out more about loft fire regulations here.
Open Plan Loft Conversion Sprinklers
Although they are not legally required, as sprinklers are only mandatory in high-rise buildings over 11m, they should still be considered for open plan loft conversions. They encourage a more open plan design within the structure and are one of the most effective fire suppression systems any building can have.
It is important that, in the event of a fire, there is an escape route. So, it is important to consider where to place the sprinkler heads. They should be positioned in every room close to where fires may break out, such as near heating systems. Each individual sprinkler head works independently from one another. Therefore, if there is a fire in the loft, the entire house will not be immersed in water. Only the rooms where the heat is detected.
Whilst the sprinklers deal with suppressing the flames, there is enough time for anyone in the open plan loft conversion to safely evacuate and wait for emergency services outside. For more information on loft conversions and how fire sprinklers can benefit, click here.
The Water Supply
When thinking about whether to use a domestic fire sprinkler system, it is crucial to test the water supply.
In general, the water main will need to be improved or a storage system can be used when the entire property needs sprinkler coverage. With building control approval, a high-pressure mist system could be used when the open plan loft conversion has to be protected.
How Long Will it Take to Install?
It all depends on the specifications, room size and shape. Here at RAD, our experts work professionally to install sprinklers in an open plan loft conversion in an effective manner. We ensure that, during the planning process and once we work out the requirements, we will give you a time frame and an estimated date for completion.
Then, we will design and install the fire sprinklers that meet your requirements before this date.
What Will it Look Like?
At RAD, we offer both traditional pendant and concealed sprinkler heads, depending on your specific style. For commercial buildings, pendant sprinkler heads are a great option to show customers and staff that fire safety procedures are in place in case of an emergency. However, in a residential setting, sometimes this is not ideal.
Concealed sprinkler systems easily blend in with their surroundings for a more subtle approach to fire safety. Find out more about the different types of sprinkler systems on our previous blog here.
