How to Avoid Maintenance Issues With Residential Sprinkler Systems

There’s no question that residential sprinkler systems can benefit homes across the UK. Not only do they suppress flames to minimise the amount of property damage, but they also stop fires from spreading and give more time for anyone inside to safely evacuate. But, it’s important that homeowners are aware of any maintenance issues that could happen to their systems and find out how to avoid any faults.

Metal Piping

In most residential sprinkler systems, metal pipes will be used to connect the water supply with the actual sprinkler head. However, due to a changing temperature throughout the year, or if the pH of the water isn’t neutral, this can lead to rusting by corroding the metal plumbing. Mineral buildup on the surface of pipes then results in scaling, which will restrict the water flow and increase pressure loss.


For these reasons, it is important to use the correct materials and avoid this maintenance issue altogether. At RAD, we use BlazeMaster tubing for our sprinkler systems. These pipes and fittings are resistant to corrosion and a much better alternative to metal. When it comes to sprinkler installation, guidelines have been put in place to ensure the sprinklers are not obstructed by any other factors and can work to the best of their ability. If you are the “responsible person” of a property, or the owner of the home, ensure that the commercial and residential sprinkler systems are in NFPA or BS guidelines and are regularly inspected by third-party accredited companies.

Closed Control Valves

It is imperative that you always leave the sprinkler control valves open. They must remain open in order for the water to escape from the sprinkler heads and put out fires. They regulate the flow and water supply from residential sprinkler systems. The control valves won’t operate if a fire breaks out on your property while they are closed, which can result in significant damage and even a threat to life.


To ensure that there are no issues with the control valve, make sure to contact a third-party accredited maintenance company. In these yearly inspections, they will perform a dynamic pressure and flow test to ensure everything is operating as it should be.

I have used RAD for a couple of projects and found them to be good to deal with. They did a pair of 3 storey open plan houses and seven three and four story town houses. The sprinklers were to improve fire safety, allow more flexible space and comply with building regulations. The sprinklers were far more cost effective than the mist type systems and look very discrete when installed.

My requirement was a bit unusual for RAD in that I wanted a mist system in one room of a rented house. I had no drawings or technical back up. RAD were very helpful and repositioned the unit after the initial installation. Luckily with the help of Sonny, the engineer it all worked out very well.
