What Are the Regulations for Sprinkler Systems and Basements?
Increasingly, people are being forced to expand their residences underground. Particularly in populated areas of London. Converting cellars or basements into important additional living spaces is typically the only viable choice. Yet, this comes with its own sets of obstacles and sprinkler systems can help aid this problem.
But, what are the building regulations in these situations? We have in the past covered loft conversion fire regulations, but what about the other side of the home? Find out more from a professional sprinkler system installation company.
What Are the Building Regulations for Basements?
Within current building regulations in England and Wales, basements require a smoke control system if they have a floor area greater than 200 square metres, as well as a floor level that is more than 3 metres below the nearby ground level. Also, all underground car parks or garages, regardless of size, require these fire protection systems. For more information on the benefits of sprinkler systems in car parks, read our previous article.
However, though sprinkler systems are not required in basements, they are still beneficial. In residential buildings, sprinklers can help save lives and damage to property in the case of a fire. And this is no exception for basements. Incorporating sprinklers into your lowest level is a great way to ensure safety throughout the entire home.
How Do Sprinkler Systems Work?
The extreme heat produced by a fire activates sprinkler systems. Only the closest sprinkler head is activated. It will suppress the fire quickly and directly, requiring less water. Sprinklers normally need 60 litres of water per minute to put out a fire. This is between 1/25th and 1/100th of water used by a fire service hose. Smaller fires require far less water to put out, resulting in better water conservation and less water damage to structures.
For basements and cellars, this will work in the same way. The sprinkler head will activate dealing with the fire wherever in the room it is. If there is anyone in the basement at the time, make sure to evacuate safely and allow the sprinklers to do their job. Ensure no one is on the level, even if the flames do not spread. Make sure to work with a professional fire sprinkler company. Ensure regulations are being upheld and fire safety is thought about through every stage of development.
