Regular Maintenance
Part B of Building Regulations requires that your automatic fire sprinkler system (or misting system) should be checked on a regular basis by a qualified person. If a residential fire sprinkler system has been required to be fitted by your Building Control Officer, your sprinkler system must be inspected at least once every 12 months in order to make sure that it is working as effectively as possible. Commercial sprinkler systems require servicing and visual checks much more frequently than a residential sprinkler system.
Sprinkler systems cannot be serviced by the building’s occupier or the system’s owner. According to part B of the Building regulations, the sprinklers must be inspected by a fully accredited third party. The maintenance should monitor the water supply, components and operation of the system. If your building undergoes major renovations, or other changes take place that could affect the operation of the automatic sprinkler system, then it must be checked efficiently.

Testing Guidelines
As previously mentioned, it is highly recommended that sprinkler systems and sprinkler heads be tested once a year at least. According to LPC sprinkler rules, fire sprinklers designed in accordance with the rules and incorporating British Standards EN 12845 should only install sprinkler heads that have been tested by an independent third party.
The Fire Protection Association highlights how many sprinklers heads need to be tested depending on the number of sprinklers installed, which can be found here. Sprinklers can become unserviceable and it is a requirement of LPC Rules that a proportion of sprinkler heads be removed at intervals of no more than 25 years for testing at a 3rd party accredited laboratory.
